One Shoe By Two, A Weight Loss Exercise Program For You

So it's time to start losing weight. Where do you start? The gym? Running? Maybe you don't feel ready for, or interested in either of these - that's fine, no one says you have to. The best weight loss exercise program is the one with which you're the most comfortable. But weight's got to come off somehow. The best place to begin? With a pair of shoes.

Walking is a perfect exercise for those just starting into weight loss exercise. Yet even for the long experienced, many continue to walk as a consistent exercise. Why? For such a simple activity, walking yields extraordinary benefits. Over a prolonged period, say, an hour, it is approximately equivalent to running for twenty minutes or so. Regardless of the length of a walk, you strengthen and build elasticity in muscles. And in all circumstances, you raise your heart rate, and burn calories. Not so bad for an hour a day.

Want to incorporate walking into your weight loss exercise program? It's easy - the gym's right outside your door. Just grab a pair of comfortable shoes and find a comfortable pace, but push yourself a bit - enough so that you'll feel "the burn", so to speak, after a fairly short period. Want some more tips? Check these out:

1.) Walk With A Friend

Walking in company will make the time just fly by, and be very enjoyable. Even better, an exercise partner helps you stay motivated. If you have a preset meeting time, you won't want to let your friend down - and they'll want to be there for you, too. That way, you can be sure to stick with your weight loss exercise program.

2.) Try A Pedometer

Pedometers are small electronic tools used to count steps. You just clip it to your belt, and it measures the small jolt to your body every time you take a step. If you challenge yourself to walk further each day, you know your successes. In fact, a University of Minnesota study found that pedometers actually encourage you to walk more - and lose more weight. Researchers studied two groups that walked for weight loss, one of which used a pedometer. The group with pedometers walked an average of 2500 more steps a day - or around a 30% increase. Maybe you'd like to feel that motivated, too.

3.) Change Up Your Routes

Actually, walking can be a great opportunity to get to know the area around you. It's a weight loss exercise program that never has to get old. Pick a new route each day, maybe one that goes around your neighborhood one day, or heads off to another section of town or to a trail, if you have the opportunity. Don't make your routine a routine - switch it up and make it fun!

All it takes is the lacing of your shoelaces. Your weight loss exercise program is easier than you though it was, and a lot more accessible. And remember, make it work for yourself. Pick areas you want to go, choose a time you like, and make it happen. Have fun!

The Secret Why For Writing

"The peculiar evil of silencing the expression of an opinion is, that it is robbing the human race; posterity as well as the existing generation; those who dissent from the opinion, still more than those who hold it. If the opinion is right, they are deprived of the opportunity of exchanging error for truth: if wrong, they lose, what is almost as great a benefit, the clearer perception and livelier impression of truth, produced by its collision with error." -- John Stuart Mill

When to write? Where to write? What to write? How to write? These four simple questions prompt enough complexity in their answers to fill articles and magazines, books and libraries. They stimulate enough interest and mental energy to fuel casual discussions and writers' groups, conferences and university courses. They hint at profound mysteries and hidden wisdom, secrets known only by the literary elite, the potential for sudden insight and heretofore elusive discoveries.

We think about these questions. We dream about them. We talk about them. We listen. We read. We ponder and then we try to push the questions away so we can focus on the hundred more important things we absolutely have to do. We try and then there we go again. We think about these questions. We dream about them. We.

Is this behavior normal? Is our preoccupation with when, where, what, and how within the acceptable range so we don't have to guard against others learning our little secret? Sad but true. It's definitely not normal and is so unimportant that it falls far outside any range of interest to most people so it doesn't even make it on the scale where acceptable and unacceptable issues are considered.

I randomly stopped twelve people and posed the questions to them. When should one write? Where should one write? What should one write? How should one write? Three just stared, shook their heads, and walked away. Four didn't bother to shake their heads. That left five, two of whom asked, "What are you talking about?" Of the remaining three, two said, "Whatever," and the one still seeming interested thought for a few seconds and said, "It would be easier to just leave a voice mail. Why do you want to write anything?"

Why? Why do I want to write anything? Here I am worrying, nigh obsessing, about when, where, what, and how and then the one person in a dozen asks why. How frustrating is that? What do I say to someone who thinks that leaving a voice mail is preferable to writing? It might work if I can write the message and then read it onto the voice mail, but maybe not.

It's tempting to dismiss the why question as the query of an idiot but, of course, it is much more fun to write about it and certainly we all know about the attraction of fun. Let's take another pass at those four questions and add the why question to the list just for fun.

I'll take a few editorial liberties with the questions since it's my piece and we all know about editors and their taking liberties. I'll start with what to write. The best advice as measured by how many times I have read it is to write about what you know. An alternative thought worth considering measured by my experience is to write about what I don't know but really want to know. When I have done enough research and have given it enough thought so I can clearly explain it to me, writing about it is fun.

Sure, I know. You got me there. When I write about it, it's writing about what I then know. Those writing gurus, they always seem to get the last word.

Maybe the going will go a tad easier with the where question. Measuring by how often I have read it, the best advice is to have a quiet place where I won't be interrupted and everything I need is at hand. -- Not in my lifetime. -- Do you realize how organized I would have to be to pull that one off? Suffice it to say that, if I wait until I achieve that level of environmental control and self-discipline, writing would be merely one of those "wish I had" laments. I'll have to be satisfied with wherever the keyboard is and hope for the best. Maybe I will find the piece and quiet somewhere inside me.

When to write? The writing gurus strongly recommend a regular daily schedule. That's just fine so long as they don't mean every day at the same time for the same amount of time or even most days at about the same time for nearly the same amount of time. You don't suppose they mean that, do you? Sad but true. That's exactly what they mean and they are very serious about it. It's sort of like responsible drinking. Only have one or two drinks, always after 5:00, and then doing it most days should work out okay.

Unfortunately, I happen to be one of those binge writers. I can go for weeks without so much as a complete sentence and then there is a day or a week or a month where I can hardly stop writing long enough to get anything else done. Sure, I come staggering back to reality sooner or later but the binge has to run its course. Is it an addiction? Is it a compulsion? Is it an obsession? I don't have a clue but know that it's way too much fun to stop or to want to stop. I'll just keep bingeing.

That brings us to the how question. This may be the most guru-answered of the four questions. The obvious advice is to decide what you want to say and then say it, in writing. Perhaps the next most obvious advice is to write what you think you want to say and then read it. It probably isn't quite what you had in mind so write it again. Maybe by the third or tenth or twenty-fifth pass at it, you will read what you want to say. There you go. You're a writer. It's sure fun, isn't it?

That does it for the what, where, when, and how questions. Nothing to do now but take a crack at that why question. Here we go. It's not profound and I already let that cat out of the bag. I'm a binge writer, am having too much fun to stop, and way too much fun to wonder why. One of the twelve people in my survey came up to me later and asked, "You spend a lot of time writing but what else do you do?" I didn't hesitate, "I write and then everything else is research!"

How To Get People To Trust Your Online Business

You cannot have a successful business if you fail to inspire trust. People are very cautious when it comes to purchasing services and products online. They even feel threatened by giving away personal data (email address, phone numbers, company address, name). If you want visitors to become clients you have to show them you are running a serious business. Use the following techniques to build a trustworthy relationship with your potential clients:

Always display a clear privacy policy and disclaimer on your website, especially when you are collecting personal data. This is really important for those who dont like to submit their private details on online forms. Thats why you should always offer flexible contact alternatives: a phone number, an email address, an online form, a fax number etc. Make communication easy.

Dont forget your customers. Keep in touch. This is where newsletters come in handy. Use them to remind your clients about your products and services. Write greeting cards (preferably personalized) for Christmas, New Year, Easter, Thanksgiving and so on.

Get references and testimonials from your previous clients to demonstrate your experience in the field and your reliability. Do not display fake testimonials and never use a clients name without his or her permission.

Instead of praising your services, use case studies. Once again: do not lie to your clients. An unverified story could seriously damage your reputation. Real case studies are the best approach.

Your visitors like to know there is a real person behind a business, so personalize your marketing. Dont exaggerate: people do business with people, but they care more about what benefits they can get from a service than about how many kids you have and how many times you were married.

Everything you give away for free has a good psychological impact on your visitors. People do have the tendency to trust companies that offer free advice, free software and so on.

If you are selling perishable products, do offer a warranty. You wouldnt want complaints from unhappy clients. That makes your business look bad.

Advertise your products with specialty articles. Its better to write articles instead of ads. Articles will be indexed in different directories and stay online longer than ads. Also, people do trust more what they read in articles than what they see in paid ads.

Exchange endorsements with your business partners. This will lead to a win-win situation: you promote their products in your newsletters and on your website and they promote yours. You can always make a special category on your website recommended products for this purpose.

Encourage your clients to refer your services and products to their friends, relatives and partners, eventually by offering a commission or prizes.

These marketing tactics are affordable, simple and lead to astonishing results. You should implement them before spending time and money on pay per click, fancy presentations or other advertising tools. Theres no use in advertising what people will perceive as an unreliable business.

Caribbean Travel Guides- Are They Worth It?

As well as being a raving shopaholic, Jane Morris is also a dedicated Travel Buff. This is just one article on her many visits to the lush clear waters of the Caribbean

Imagine all the stories and films you have seen on pirates in the Caribbean, Spanish galleons laden with gold, pretty girls all around, beautiful white sandy beaches, swaying palm trees, clear blue seas, and reefs that have ripped the bottom out of many a fine sailing ship, now beautiful diving territory.

Well, this is what makes up the beauty, the mystery, and the attraction for many people as a dream holiday. In fact, there is so much to do that unless you plan your holiday carefully there is so much to miss.

That us why it is so important that you know all there is to know about the vacation destination of your dreams - that is exactly what a Caribbean travel guide offers.

But are Caribbean travel guides really godsend? Or are they just patronizing materials designed for commercial purposes?

Well, they're probably a little of both actually. After all, the people behind Caribbean travel guides do need a source of income in order to continue to publish their guides. But a tremendous amount of research has been placed in these guides so don't dismiss them as useless sales and promotion material.

What else is more nifty, informative and convenient than a Caribbean travel guide?

Sure, the Internet may prove more updated when it comes to information, but you can't carry the Internet everywhere. And believe it or not, it's always much more gratifying to pull out a Caribbean travel guide from your carry case, flip a few pages open, then slip it right back when you're tired of reading. It sure beats having to wait in the airport, sitting bored silly and wondering whether or not your flight's going to be delayed.

That said, don't cling to travel guides religiously. Many travelers make that mistake. They are not the bibles that they are made out to be by some people. You should know that published materials, including travel guides, are out of date the moment they are published, because by then, there would have been new updated material that came up and it would be too late to include them.

So, how are you supposed to use Caribbean travel guides then? How would you know which information to believe and which facts are outdated? Unfortunately, there is no exact answer to that. To get the most out of your Caribbean travel guide, use them sparingly for basic orientation.

So once you have the basics right down to a tee, go out there and discover the towns and cities on your own. That is, after all, what traveling is all about - adventure and discovery of new things. At the very least, when all other signs look foreign, the information on museums and places of interest are great.

Remember where such facilities exist, always try and look for the local 'City' tour. I did just that on my first holiday in Cuba over 15 years ago. After a 2 hour tour on a coach, I was fully oriented with the sites, and then settled down to a delightful tour on foot - clutching my trusty travel guide of course, so I didn't miss any of the delights that the beautiful but run-down city has to offer.

However, when it comes to hotels and restaurants, each to his own taste and budget. Remember that bargains rise in price with popularity, so there's every bit of chance that that hot new deal in your Caribbean travel guide isn't much of a deal anymore, considering how pricey it has become. And then sometimes, too, the places get easily full with foreigners and travelers like you, so you can't always expect your Caribbean travel guide to point you in the right place all the time.

Then, if you do wander around on your own, you will surely find quality rooms with reasonable prices. They may be located in out-of-the-way places that Caribbean travel guide writers may not know about. Remember that because you in the destination, you are in a far better place to get what you want out of your vacation.

So to close it off, don't be a sad type who writes to say that "it wasn't like what you said in the book".

Here's a tip: open your eyes, and if the island you are on is Spanish - make sure you can speak some of the local language, as you will get such a nicer welcome from the locals in the infrequently visited spots - and make sure you take your time to explore for yourself!

Jane Morris spends all her spare time visiting exotic locations around the world. Her favorite destination is any island in the Caribbean. Her OnLine Guide to the Caribbean can be seen at http://www.caribbeantraveller.info/Daphne Blog19054

How Vehicle Tracking Improves Fleet Operations

Fleet tracking has long been used by operators of multiple vehicles to help them function more efficiently. It is just accepted by most people as an important function that should occur.

But how, exactly, does vehicle tracking improve fleet operations? Lets take a closer look.

Less driver downtime

When you can track your fleet closely, it is easier to reduce the amount of driver downtime. For example, if a particular driver is running ahead of schedule you can quickly and easily direct that driver to additional jobs that are close to his or her location. Instead of coming in early or sitting around in a parking lot, that driver can pick up new jobs on the fly.

Urgent dispatch

Re-routing a vehicle is easy to do when the unexpected occurs, and last minute customer needs can be fulfilled without undue hassle or delay. For example, if you run a repair business and receive an urgent customer service call, with a vehicle tracking system you can quickly determine which fleet vehicle is available and closest to the customer in need.

Re-supply in the field

Fleet vehicles often run short on supplies or parts while out in the field, usually due to unexpected demand or unforeseen additional repairs. With vehicle tracking, a supply vehicle can replenish other vehicles in the field, instead of those vehicles driving all the way back to a central location to pick up more supplies or parts.

Monitor employee performance

Drivers of fleet vehicles generally work autonomously, following their assigned route and completing their assigned tasks without direct supervision. Managers and supervisors, then, benefit from having access to a tracking system that allows them to check and verify the location and activities of each driver. In this way, it is easier to ensure that each employees performance is at the expected level, and take corrective action if it is not.

Protect against theft and damage

Fleet vehicles represent a substantial capital investment as well as the ability to conduct business on a daily basis. When a vehicle is stolen, broken into, or otherwise damaged it costs the business money. A vehicle tracking system can make it easier to recover stolen vehicles and reconstruct accidents or other causes of damage.

Selecting the right tracking system

Until recently, there was only one kind of vehicle tracking system available. Thanks to new technology and creative application of that technology, fleet operators of all sizes now have a choice.

Traditional systems are expensive to buy, in terms of the tracking units themselves, the additional infrastructure required, and the monthly subscription fees. Such systems are complex and require dedicated personnel to operate, making them unaffordable for all but the largest vehicle fleets.

The newest type of system is much more economical. The tracking units are affordable, there are no monthly subscription fees, and it is operated via a standard mobile telephone. The functionality of this type of system is more robust, too, as it proactively monitors vehicles rather than waiting for the operator to request a location check. These advantages combine to make this system, marketed by AutoAlert, affordable for even the smallest vehicle fleets.

Richard Harris is a vehicle telecommunications expert who has developed an innovative vehicle tracking system. He advises on vehicle tracking, and a range of information can be found at http://www.autoalert-alarms.co.uk/news_toc.jspCrystie Blog12930

7 Tips for Saving Money on Electricity

According to the United States Department of energy, the average household spends about $1,300 on electricity annually. This is a lot of money and things such as the weather; the types of lights used and the frequent use of appliances are the deciding factors.

Can anything be done to make this go down? The answer is yes. By reading these tips, the money saved can be used for other expenses.

1. The weather surely gets hot in the summer. It could go up to 90 degrees or higher and the only way to stay cool is using an air conditioner. People should use curtains and shades to reduce the effort of this appliance in cooling the room under these hot conditions.

The doors and windows in the house must also be closed so the air doesnt go out enabling it to circulate in the designated area. The filters of this household appliance should be cleaned every 3 months to keep it in good condition.

2. The wattage of the bulbs determines how much electricity is consumed. These should be checked because there are some brands available that are just as bright as others that dont use a lot of power.

3. If there is no one in the room, the lights and other appliances such as the computer must be turned off. This can help prevent overloads or short circuits from happening that may start a fire in the home.

4. Many households have washers and dryers. If the practice is to do the laundry every other day, perhaps doing this twice a week when the load is full is advisable. This can also save some money when paying for gallons of water used during the month.

5. The refrigerator and freezer should be defrosted and cleaned every 2 weeks. This prevents the ice from getting too thick which may cause this machine to break down.

6. People have to cook in order to eat. The person can try using range top burners instead of ovens that use up a lot of electricity.

7. People who live in cold climates need a heater to warm the home. A blanket can be use to wrap around it to lessen the power used inside and while taking a shower.

There are many things that people pay for when owning a home. The homeowner can monitor the electric bills the few past months and see if the steps taken has shown improvements when the next one arrives.

The above article was written by Sarah Miller on behalf of a buzzing online Kitchen and Bathroom Remodeling Contractors community where homeowners easily and painlessly find the right contractor for their home improvement projects and in turn, contractors can find the right Home Improvement Leads! Join Me In The Playground?

Fly like a bird, and be free my friend-

One of the most special things about being an actor is expression, and there is a place for every actor, old or new, to express themselves. It is a garden to roam in a playground, plentiful in the film industry and found in every city.

Now hold on, don't be asking what Sacreeta is smoking.

For one thing, Sacreeta doesn't smoke; but she does play in this playground, and I implore you to go out and discover your own. After this message we'll find out where.

*** Quick Break ***

Want to take your acting to the next level? Want to know how the industry really works? Check out The Science of Acting: The Kamitic Guide To Breakthrough Acting Techniques ==> http://www.kamiticartssystem.com/scienceofacting.htm

***Thanks for listening***

We're back, and now for the answer. You'll find your playground among the independent, low-budget and student filmmakers, with their auditions, sets and films.

And that's the truth of it. Of course it's not all fun. It's demanding, hard work, often full of growing pains. But that's exactly the point. It's one of the best places to grow, and also an excellent place to practice the techniques taught in the Kamitic Acting System.

Independent filmmakers -- what comes to mind when one hears that is what makes me feel bad for those guys. Most are fresh from college, or were interns, have no backing, are pressed for time, cut down scripts to fit the criteria. There are sacrifices and compromises made. They aren't always happy with that, but they make the best of it.

What if new actors had empathy for IFM? What if they crafted their audition/acting talents toward making life easier for these guys/gals? What if you, as a real actor, walked into the audition with sincere compliments on the script handed to you?

It has been proven that directors do consider/respect those who consider them first, and understand that they too, have a dilemma. They must produce a screenplay of value that can be shot with proficiency, while being believable and persuasive, within the boundaries of the filmmakers' budget.

Instead of actors considering this an encumbrance, spot-on actors would take up the challenge, and act within the boundaries of what's available with contentment. Working in these conditions forces the actor to well ACT. The emphasis is no longer on what the film can afford, it shifts to what the actor can do. Spot-on actors, willing to work with little to no pay, are hard to come by, and it's understood.

The IFM know the competency of the actors is what will give the picture its credibility, and the actors should be aware that the experience can do nothing but enhance their own career goals.

My response would be, "What an interesting concept," and I'll tell you exactly why.

First and foremost: Unknown today=Famous tomorrow.

Sacreeta, everyone has to start somewhere, actors, directors, writers, filmmakers and on and on. Being kind to everyone who crosses your path in the business is not only proper etiquette, it is smart business. It involves understanding what's going on around you, reading up on the latest trends, keeping up with the direction on what's pleasing the crowds (and it is a matter of public opinion who becomes famous-no matter what the critics tell you.) Keeping abreast is as important as knowing the difference between hair spray and shampoo.

Ok. Let's shift back to freedom for the actors, with a few basic considerations.

A good low-budget filmmaker most likely would look for actors who are capable of inspiring and filling in the gaps of a character more than they would in a big-budget production. The actor may be chosen because of a spark of personality that strikes everyone upon their grand entrance to the casting session. The writers of low-budget films concentrate more on the development of the storyline. The direction in which the story takes the character can be influenced by the actors themselves.

Having a strong character that is able to take the audience through the story is vital, and landing a role where you have the luxury of such artistic freedom is an excellent way for the actor to grow.

The writers usually create the script with a particular mold in mind, such as gruff exterior, soft soulful eyes and a charming, no-fuss attitude. In walks Johnny, his eyes are dark and mysterious, not the soft soulful look, but his raspy voice and devious grin are irresistibly charming, inspiring the entire crew. They can foresee sequels, and in turn rewrite the script to suit the actor.

Room for change, room for freedom of expression, enhancing your resume, networking - these are certainly benefits to the actors for being in an independent film.

A few extra things to think about:

The director and crew may be a little wet behind the ears. Have as much patience with them as you would appreciate them having with you.

Don't be afraid to question them if you are confused about your character's actions. If the director and scriptwriter are in agreement, then it will be a quick, smooth resolution.

Politely and amicably suggest things that may sum up the scene with a different perspective that you feel strongly about, which could be helpful. But keep it neat. Abrupt criticism could simply have you taken off the set.

Study the script. Get a good impression of the plot, the conflict, the climax-and break down the script as you would with a big-budget film.

And finally: There really is no difference when it comes to putting your best performance into your work. Take pride in every acting project you take on make it your own and you'll do great.

See ya next time

Types of Bikini Waxing

If you've ever been troubled by the appearance of unwanted hair in your bikini region, you might want to consider waxing. Although this method of hair removal has scary reputation, it is actually quite safe and comes with many benefits.

Not only is the painful part of the procedure over quickly, but it also banishes hair for three to eight weeks and prevents it from growing back in a thick manner. This is because waxing is a method of epilation; with other words the hair is removed beneath the skin's outer layer.

Due to the sensitivity of the bikini area, waxing is best done by a professional, or esthetician. Don't be ashamed about making an appointment; salon staff members have seen it all. Make sure to indicate whether you want a basic bikini or a Brazilian wax.

Basic bikini wax just removes the pubic hair that might poke out the sides of your swimsuit bottom. The Brazilian wax, on the other hand, removes all hair from the pubic area, including the labia and the buttocks. In either case, warm wax will be applied to the desired region, followed by a strip of fabric. When the wax cools, both the fabric and the wax will be quickly ripped off against the direction of hair growth. Done properly, the pain will be minimal, and the redness should subside in a few hours.

People with diabetes should consult with their physician before undergoing such a procedure, since they are more prone to infection in the off chance that their skin is torn during wax removal. Anyone with a skin condition-such as rash, warts, or pimples should wait until their skin is clear before getting a wax. Otherwise, they run the risk of damaging their skin.

Ivan Nikolov, a fitness and physique model and top five natural bodybuilder, shares with you everything he has learned about hair removal - the essential procedure every model knows a lot about. You will have to copy your game save into this folder. Go back to where you have unzipped the game save. In this example, the sub-folder name is ULJM05006_DATA. Highlight the whole sub-folder and copy and paste inside the SAVEDATA folder.

You need to be careful not to over-write any sub-folders inside the SAVEDATA folder. For example, you you already have "ULJS00002" and you game save name is the same, make sure you do not over-write it. Rename the original sub-folder first before you copy over.

Here you are. All Done! Disconnect your USB and you are ready to play the game on you PSP. You should be able to go into your PSP game console and load your game from SAVEDATA.

Experience The Entertainment Of Home Theaters Right In Your Living Room

Watching movies is a neat escape from the stressful lifestyle we live in. Watching movies in a wide screen and surround sound take you far away and into the movie scene you are watching. You watch it as if you were there in the movie scene. Of late, we can only experience this escape in a cinema. However, modern technology may be able to provide this same sight and sound experience right in your own living room. We will discuss the basic components of a home theater system in this article. Read on to understand how these basic components can deliver the best cinematic experience to a home theater system.

Home theater experts state that the most important consideration in setting up a home theater system is the size of the room where you will set up the home theater system. The most important component of the home theater system, which is the television, is dependent on the size of the room. Although, the recommendation is 27 inches television set at a minimum is necessary for your home theater set up. It is also a recommendation that a flat television is good for a home theater system because it exhibits fewer glares and produces a crisper image. Another major component of a home theater system that depends on the size of the room is the speaker. The number of speakers for your home theater system is dependent on the size of the room. You may add up to six speakers from the basic three speakers if you want a more lifelike sound. Adding a subwoofer may also be good to achieve a complete surround sound like in the movie theaters. Three speakers should be the minimum; you may go up to six if the room is big.

Another major for your home theater system is the DVD player. It is a recommendation that DVD players with progressive scan will be the best choice. This is because progressive scan produces sharp and flicker-free pictures. This however points back to the choice of television unit; you may need to check if the flat television set supports progressive scan signals. You may also acquire a five-disk carrousel DVD player. This will avoid having to stand up from your seat to change discs every so often. A minor consideration is the power rating that will determine how loud your speaker can be. Of course, almost all these depend on the size of the room to where the home theater system is going to be set up. Small room requires from few types of equipment, bigger rooms may require more and adding home theater furniture to your home theater system may be best. A bigger room thus requires more investments. A smaller room might require fewer but of good quality equipments to avoid the too basic feel of the home theater system.

Finally, you may acquire a beautifully designed home theater system if you consider hiring a home theater expert. If you can afford this, it will be best for you because the home theater expert will be able to effectively design and set up your home theater system. Your home theater designer may also add some features like home theater seating and other home theater furniture to be able to give the complete home theater package that closely resembles a real movie theater. Having the finest and high-quality home theater system will give you the most sought after set up that you could flaunt and enjoy to the max.

Things to Look for on Your State Map

If you are student of geography, history, or economics, your professors might have always reminded you to have a map on hand. A map can show you where certain roads lead, and how modern or well built these roads are. A map can show you which areas are the most densely populated, and which areas have more lands or animals than people.

A map can show you where some countries end, where others begin, and even why some boundaries are still being fought over. All these things are readily applicable to a world map, so why should you have a state map on hand?

As many religion buffs will tell you, God is in the details, and this simply means that looking at individual details can be as enriching and exciting as looking at the larger, general picture. A state map can show you details about your state, and other states in the Union, along with a lot of information that you can tie into your studies as a future geographer, historian, chronicler, or economist.

In fact, knowledge of geography is essential to so many different fields, that having a map nowadays is essential to anyones studies! Scientists use it to plot the routes of certain animals; ecologists use it to see how weather patterns can affect certain locations; politicians use it to determine how they should rule their territories; and even musicians use it to guide them on their tours!

A state map can help you do all this and more. With individual maps of all states tied in with a general map of the United States, you can understand why some states have more people than others; why some states rely on agriculture for their livelihood while others rely heavily on industries; and why some states have problems with water, food, or uncontrollable illegal immigration. All you need to do is to find state maps that are integrated with statistics, or state maps that specialize in certain factors that affect state economics, politics, and budget.

If you are interested in traveling cross country and taking your car through a variety of roads and curious stops, look for a book of state maps that show where different highways go, and where you can stop for a bite, fun, amusement, or a nights rest. Such state maps should show, with the help of color codes and legends, which roads are highways and which are back roads, which roads are still being repaired or built, or which roads might be closed when weather conditions grow a bit harsh and rough.

If you are traveling cross country, but you do not have a car, then you might want to buy a book of state maps that show the routes of major bus or train lines. You can get such maps at truck, train, or bus stops. Having such a map can allow you to have a bit of fun. Some bus lines stop at major tourist locations, so if you want to feel what life is like on the open road without worrying if you will fall asleep at the wheel, then take a bus or train across America and stare out the window as the country speeds past your eyes.

You might also want to look for a book or collection of state maps that have information on state statistics, such as the major crops that are being produced, the number of people and the locations of certain ethnic groups, and even the state budget for different important aspects of economics and politics. Such statistics can help you understand why some states are more modern-looking than others, or why some states specialize in certain foods or crops.

Be sure to look for detailed state maps that show the different districts you can visit, so that you can be familiar with municipalities or cities that might be significant to your field of study or interest.

No matter where you are going, and no matter what you are studying, state maps can help you understand geography, economics, and history better. With all this information on hand, you can find your schoolwork easier to do, your lessons more exciting to learn, and your travels more interesting as you know exactly where you want to go.

Understand Web Browser Hijacking And How To Correct It

Digital and video Cameras,scanners,mp3 players, and just about every other electronic device are designed to be connected to your computer.

And all new computers make it simple to connect these devices with the use of the USB or Universal Serial Bus port. But with the many devices you may have, you can still run short of these ports.

If you find your computer using all of its USB ports, you can get your hands on a USB Hub.This hub contains several usb ports. So rather than unplugging one device to plug in another,a usb hub allows you to connect multiple devices.

To setup a usb hub on your computer you need to be sure your system allow you to connect the hub.If your computer was made before 1997 it most likely won't support a USB.

Check your computer to see if there is a usb port available. http://www.ultimatepcrepair.com/photos.html have photos showing what USB ports look like and where they should be found in any computer.

You should consider the reason you want to purchase a USB hub. This will help in deciding the type of usb hub you want to purchase. And research the device you want to connect, as not all devices can be connected to USB hubs.

The two types of USB hubs are the Self Powered which draws power from an external power supply and the bus powered hub which is inserted in an expansion slot and draws power from the motherboard.

Some devices that use large amounts of power work poorly with bus powered hubs.A scanner for example, will wotk much better connected to a self powered USB hub.

When connecting a device to the USB hub,see what version of usb it may be.USB 1.0 was the first version released and today the fast version is the usb 2.0 All USB 2.0 hubs are backward compatible. This allows them to run the slower USB 1.0 devices.

The price of a hub 2.0 hub varies from about $25.00 to $65.00 and comes in several brands. The price depends on the number of ports you want on the hub.

INSTALLING YOUR NEW USB HUB

Its always a good practice to backup your files before you work in your computer.Remove the hub from its packing and carefully inspect it for damaged and be sure all components are present. Stop and carefully read the hub manual for instructions such as turn the computer off first or that you must install the software before connecting the hub to the computer.

If you have a powered hub, plug the power cord in an outlet and connect the usb cable from the usb hub into an open USB port. With the hub connected place the cdrom that come with the hub and install the software onto the hard drive.

Set the USB hub in a location where you can easily connect your scanner, modem,or other devices.Remember that your computer only runs at the highest usb speed. If your hub is a USB 2.0 but your computer only supports USB 1.0 then the 1.0 connection will be your max speed.

If your USB hub is self powered, install the card in an empty expansion slot by removing the system unit cover, removing the retaining screw and cover from the slot, firmly slide the card in the slot, and use the retaining screw to secure it to the motherboard.

Start your computer and your operating system should recognize the new device.Install any software that came with the hub.You may need to install a device driver to allow the computer to communicate with the hub.

Its that easy and why not make it something fun to do. Learn as you go and be in the state of mind to enjoy your task. You will look forward to perform other tasks in the same state of mind.

Turn Your Mortgage Into A Wholesale Mortgage

Instead of paying retail for your mortgage would you like to turn your existing first mortgage into a wholesale mortgage? Would you like to cut the interest rate on your existing mortgage in half without refinancing and without making extra payments out of your pocket?

Of course you would. Who wouldnt! Now before you say, it is too good to be true, keep an open mind. Already in Australia and the United Kingdom thousands of homeowners are doing this and drastically reducing their interest costs and how many years they pay on their mortgage. This started about 8 to 10 years ago in Australia. The estimate for Australia is that almost half of the homeowners are using this system to pay off their 30 year mortgages in less than half that time.

This system has now come to the States, and thousands of people are saving hundreds of thousands of dollars by paying off their mortgage years early. United First Financial has set up a program that helps homeowners restructure their banking relationship so that they are able to cancel years of interest payments. With their web based software and the Money Merge Account, homeowners can take control of their money and build wealth rapidly.

Currently, there are over 10,000 people using the MMA program. In April 2007, 1,200 people signed up with United First Financial to pay off their mortgage sooner.

By tying your checking account, your first mortgage and a home equity or advanced line of credit into one virtual bank account, the MMA pays down your principal on your first mortgage years ahead of the regular amortization schedule. This results in reduced interest cost and builds equity in your home years faster.

Now it doesnt work for everyone. Families or homeowners who owe more than their home is worth are probably not going to be helped. If you cant control your credit card spending habits, it also may not work out for you. But for many families and homeowners this is a great way to own their home years earlier.

The word is spreading rapidly. To see a news report done by KVBC click on this link:

Find The Hidden Treasure

If you find the hidden treasure when you are talking to a potential client, you will dramatically increase your chances of gaining a client. What on earth do I mean by that? This hidden treasure sounds so mysterious.

I would go so far as to say that the majority of people selling never ever find this treasure. In fact, the majority do not even go looking for this treasure. They don't even know it exists and they have no idea how "golden" it is.

The hidden treasure is the "reason why." It is the reason why your potential client wants their problem solved (desire fulfilled) and the reason why they want it solved now. The real reason why is not initially obvious and requires you to go digging for it.

You go digging for the hidden treasure - the reason why - by asking questions. You will probably have to ask several questions to find it. Your potential client may not even know their reason why until you ask questions to uncover it.

Just suppose you sold a weight loss program, and Mrs. Smith contacts you and says she wants to lose weight and is interested in your program. It would be VERY tempting to immediately start telling Mrs. Smith all about your program and the price. Mrs. Smith would probably say thank you for the information and then ring up your competition and ask them about their program and their price too. Why shouldn't she? Wouldn't you?

In fact, telling Mrs. Smith about your weight loss program is what most (90%+) people would do. After all, that is what Mrs. Smith said she is interested in. Yes, but.

Yes, Mrs. Smith is interested in a weight loss program but WHY? What is Mrs. Smith's reason why?

If you go looking for Mrs. Smith's reason why - the hidden treasure - you will not only increase your chances of gaining Mrs. Smith as a client, but you might find more treasure. Let me show you what I mean by continuing with this example.

Suppose that instead of telling Mrs. Smith about your weight loss program, you instead ask: "Mrs. Smith, why is it important for you to lose weight right now? It may well take a few more questions, as Mrs. Smith may not have thought this through, but then Mrs. Smith finally explains that her daughter is getting married in six weeks time and she wants to look great for the wedding photos.

Although Mrs. Smith said she wanted to lose weight, what she really wanted was to look great for the wedding photos. Losing weight is just the vehicle/solution Mrs. Smith has focused on for looking great in the photos.

Now that you have uncovered Mrs. Smith's reason why - the hidden treasure - you can now tailor a solution to meet Mrs. Smith's reason why she needs your program.

I mentioned before that when you find the hidden treasure, you might even find more treasure as well. By tailoring a solution for Mrs. Smith to look great for the wedding photos - you now open up all sorts of other possibilities. Originally it was all about weight loss but weight loss may now only be part of the solution. Your solution could include other services that you offer or that your associates offer, i.e., an exercise program, a stress reduction program, hair styling and makeup, etc.

So by finding the hidden treasure - the reason why - you are able to give Mrs. Smith what she really wants (and it wasn't weight loss). And it could be a lot more than what she previously asked for.

What if there is no hidden treasure to be found? The beauty of going in search of the hidden treasure is that if you can't find it, then chances are the person you're talking with would never become your client at this point in time anyway. So the sooner you can determine this the better it is for both of you.

The example with Mrs. Smith was a simple example but I guarantee that you can apply this principle with your own clients. Go in search of their reasons why. You may well uncover that you can help them in far more ways than both of you thought possible. Plus, if you go in search of the hidden treasure, you will build an even stronger relationship with your clients.

Have fun finding the hidden treasure.

A Brief History Of Porsche

Ferdinand Porsche was an automobile engineer with more than a thousand patents to his name, and played an important role in the development of airplanes and the construction of tanks for the Wehrmacht as well. In the 1920s he was appointed chief engineer at Mercedes-Benz in Stuttgart and later set up his own engineering workshop. There he designed, among other things, the Volkswagen. He acted as chief of operations at the plant where the Volkswagen was made, Wolfsburg, and at the end of the war he was interned by the Allies.

He was released a few years later and immediately went to work building his first car with his son, Ferry Porsche. This car was named the Porsche 356, after Ferry, and was a sports car with styling reminiscent of the Volkswagen. In fact it had the same four-cylinder boxer engine, and wore it rear-mounted, just as the VW did. This meant that it was far from being a powerful sports car, boasting a mere 40 bhp and a maximum speed of 87 mph (140 km/h). Distinguished by its elegant and innovative body, the Porsche 356 was first produced as a convertible and then as a hard top. Father and son developed it in the workshop of Erwin Komenda, a master of restrained streamlining who had been in charge of sheet metal and design techniques for Ferdinand Porsche since the VW Beetle. This new style of closed coupe designed by Komenda soon became the embodiment of the sports car, due in part to its "fastback".

Erwin Komenda and Ferdinand "Butzi" Porsche, the founder's grandson, continued this tradition with the 911.

The 911 became instantly recognizable: it had an attractive sloping bonnet reminiscent of the 356, what later became characterized as "frog eye" headlights, curves running from the top edge of the windscreen to the rear bumper, and a straight waistline. From a functional and technical point of view it shared more in common with a BMW 1500, but it retained the distinctive stylistic features of the original Porsche. The new 911 became the keystone of Porsche's identity, even though the design was not always fully appreciated. During the 1970's and 1980's, many Porsche designers attempted to distance Porsche from its legendary design and nearly brought the company to the edge of disaster. The more modern 924 model, "a people's Porsche", developed with Volkswagen, as well as the 928 fell short fulfilling expectations, and failed to allow the company to branch out in new directions and styles.

However, in the 1990's the company seemed to realize that what some perceived as a stylistic straitjacket was in fact a market advantage. During this period Porsche embraced the timeless nature of classic styling to become highly profitable. Nearly forty people now worked in the design department solely dedicated to further improvement of the long running 911. Such developments included the 911 GTI, put forward by the in-house designer Anthony R. Hatter as a powerful combination of sports and racing car. In 1999, Porsche's chief designer proudly unveiled the new Boxster, enabling Porsche to establish a second independent range of successful models.

A Bahamas Family Vacation Is The Required Prescription

The kids are back in school; extra curricular activities are demanding constant shuttling of kids from point A to point B and then back again; the family dog needs attention from a pet groomer in more ways than one and the house needs cleaning and repairs. So why in the world would you be thinking about a Bahamas family vacation at this time in your life?

This is the best time to be thinking about a Bahamas family vacation. Make plans now so that when the weather turns cold your family turns south for a tropical paradise bonding experience all families should enjoy.

The Bahamas are located off the coast of Florida, about one hour of traveling distance. The islands are located near the Atlantic Gulf Stream making the water temperature an average of 80 degrees year around. Starting to get the mental picture?

The beaches are white and sandy with more water activities than you can dream of. Swim with the dolphins, snorkel along the reef, or scuba dive with the sea creatures. Brilliant colors combined with sun and sea fresh air will create memories that cannot be lost.

If splashing in the sea with your family is not the required prescription for enjoyment then head over to Paradise Island and the Atlantis hotel in the Bahamas. Luxury accommodations are waiting to pamper you and your family for the most grand Bahamas vacation ever.

There is no shortage of activities on Paradise Island. The Atlantis Resort has a 14 acre waterscape filled with water slides sure to excite kids of all ages. Dad and mom can head over to the quarter mile lazy river ride and soak up the sun. Dont forget the sun tan lotion!

The Atlantis Resort has eleven different pools with smaller kiddies pools as well. Plenty of Marina Village shops are nearby for those souvenir purchases.

If you are looking to book your Bahamas family vacation, check with your local travel agent. There are also many online Bahamas travel package options available from the major travel web sites.

Some of the travel packages will be all inclusive meaning that you can pay up front when booking your trip for things like meals and snacks and then relax during your vacation not having to worry about paying for these items. Just make sure when booking your package you know exactly what is included. The savings in cost may also cost you flexibility in choosing where you dine.

Shop around for airfare to the Bahamas. Most of the major airlines fly into Nassau International Airport, located in the Bahamas.

The best time to travel to the Bahamas would be from November to May. This will avoid the hurricane season and provide the warmest escape from your cold, northern winter weather.

Take time out now and plan your family vacation. It will be time well spent and long remembered.

5 Reasons to Buy and Collect Certified and Graded Coins

Why should a coin collector and investor buy and collect professionally graded and certified coins?. Commonly called slabs, they are housed in a protective plastic holder. There are many companies over a dozen are less than 2 years old which will put your coin in a slab after Certifying that it is Authentic, and assigning a Grade to the coin. The first reason for buying and collecting Certified and Graded Coins applies to all of these companies. However, the most important reasons apply only to the Top Four companies: PCGS, NGC, ANACS, and ICG.

Reason No 1. To Protect Your Coin from Damage.

Visible Damage, which includes anything from finger prints/oils to being stepped on. More importantly, Environmental Damage, including such things as exposure to the air, or the wrong kind of air, chemicals in the air, and touching other objects (e.g.: certain plastics, liquids, food) and other coins, which will change the appearance and even structure of the coin. Damage causes loss of Value, which means Your Investment. A slab is an air tight container, and its purpose is Protection.

Reason No 2. To Establish Authenticity.

You want and need to know that your coin is not only the Real thing, but that it has not been altered (changing a mint mark - fraud) or changed, for example by cleaning, polishing, changing the appearance or surface of the coin, in any way that would render your coin unfit to collect. If it is Unfit to Collect, there wont be many Buyers or Sellers. Many coins graded by lesser companies end up getting Rejected by one of the Top Four for these reasons.

Reason No 3. To Establish Identity.

Is that 1909 Lincoln penny a VDB? Did you overlook the S mint mark. Is it a Type 1 or Type 2? These little identifying marks can mean the difference between a $20 coin and one worth $35,000. We all make mistakes and overlook or miss, mint marks, details, and certain other identifying factors which make up Varities of each coin. It is the professionals duty to look for, and establish these things to determine a coins true Identity.

Reason No 4. To Establish the Coins Grade.

A coins Grade is what determines its Value. You want Good Value when you Buy the coin. You want to get what you pay for (or more) and not get cheated. When you get ready to Sell or Upgrade, you want to get the most for your coin. You Have to Know What the Coin is Worth! The Grade is always an Issue when Buying and Selling a Collectible Coin. Having the coin Professionally Certified and Graded virtually eliminates this Issue, and the Arguments. This is Your Neutral Third Party.

Reason No 5. Trust and Credibility.

The Top Four companies are Consistent, Reliable and Trustworthy. They have Established and Respected Reputations. Their Standards are the Highest and the Best. You are taking a Risk when buying a certified and graded coin from any other company.

It is possible to buy and sell a coin that is Certified and Graded by one of the Top Four, sight unseen, and know exactly what you are getting. From a description of the coin (e.g.: 1903 O, MS66, NGC, Morgan #034), you know what you are buying, and what to expect. It always helps to have a little description of its appearance, such as white hot or slight reverse toning, since there is one limitation to selling a Certified and Graded coin sight unseen: It is still possible to buy an ugly coin. But that is why we have scanners, fax and email.

Therefore, as a Coin Collector and Investor, always collect Certified and Graded coins by one of the Top Four. It is the most reasonable way to verify authenticity and identity of every coin in your collection, as well as to establish a reliable Value. Every source of prices for any coin, be it a yearly book, magazine, a weekly or monthly newsprint; all base their prices on the Grading Standards of the Top Four grading companies, which strictly follow the ANA guidelines. If the Grade of your coin does not measure up to these Standards, then you are only guessing at the Value.

Sanford and Son (Season 3) DVD Review

Nominated for six Golden Globes and seven Emmys, including Outstanding Series - Comedy, Sanford & Son became one of the first shows in television history to be almost entirely centered around African-American characters. Modeled after the British TV show Steptoe & Son, the series showcased the underappreciated talents of comic genius Redd Foxx (whose skin color and bad language prevented him from becoming a superstar decades earlier). The brainchild of All In The Family creator Norman Lear, Sanford & Son signaled the beginning of a decade of sitcom classics for the prolific 1970's TV writer - Maude (1972), Good Times (1974), and The Jeffersons (1975) being the others. Wrought with memorable one-liners and well-timed humor, Sanford & Son was a Top 10 Nielsen rated show every year in which it aired except for its final season (ranking a respectable #27)

Sanford & Son, set in the Watts district of Los Angeles, follows the life of Fred Sanford (Redd Foxx), a 65-year-old African-American junk dealer who shares his business with his 34-year-old son Lamont (Demond Wilson). With Fred's wife Elizabeth having passed away twenty years earlier, he often evokes Lamont's sympathy by clutching his heart and proclaiming, "Oh, I'm coming to join you Elizabeth!" But Fred always survives those near fatal heart attacks, continuing to disperse sarcastic putdowns (often directed at his sister-in-law Esther) and racist stereotypical remarks aimed against whites and Hispanics (especially Lamont's friend Julio). Using guilt to manipulate his ambitious son into staying and helping run the salvage shop instead of pursuing other endeavors, Fred Sanford spends most of his days lounging around the house (his junk store and home are one and the same) and hanging out with his friends - Grady, Melvin, and Bubba Well-written and hilarious, Sanford & Son is comedian Redd Foxx at his absolute best

The Sanford & Son (Season 3) DVD features a number of hilarious episodes including the season premiere "Lamont as Othello" in which Fred walks in on Lamont and his drama teacher acting out a choking scene from Shakespeare's Othello. Fred wrongly believes that Lamont is trying to kill a white woman, but the tables are turned when Fred and Lamont visit the teacher's house and her parents wrongly assume the Sanfords are trying to rob the place Other notable episodes from Season 3 include "Lamont is That You?" in which Lamont and Rollo accidentally walk into a gay bar (but not until they're seen by Fred's friend Bubba, leading Fred to believe Lamont is gay), and "Fred's Cheating Heart" in which one of Fred's typical fake heart attacks lands him the hospital for observation

Is Buying Used Jet Ski A Better Deal

Like cars, buying used jet ski can provide both practical and economical advantages. So, thinking whether to buy a new one can come in later if you will continue reading on this article. This, however, doesnt mean that you should not buy new jet ski. It only gives you better look on one section of the market that may be very advantageous to your side.

Here are the reasons why you should consider buying used jet ski:

Used jet ski is cheaper. Like used car, used jet ski has a price tag that is relatively lower than new jet ski. You have to understand that the price depends on the model and the length of use of the machine. In other words: the longer it is used, the cheaper should be in accordance to its original price. But this is not a strict rule.

Why?

Since, many sellers of used jet ski are private owners, prices tend to be very low compared to its actual price. Also, these private owners may have used it very seldom since most do not frequent beach and lakes.

Private owners sometimes want to sell their jet ski because of lack of use and lack of storage space. These two reasons give the buyer to grab the opportunity to buy cheap yet good used jet ski.

Another reason why you should consider buying used jet ski is the same reason why owners want to sell it. Got the point? You see, jet ski is not used very often. In fact, you might only use it only once or twice during the year. So why buy a brand new if it will only sit at your garage most of the time. Remember this: a new jet ski and a used one will only have one and the same fate: to stay at your garage. Unless of course if you live beside the beach or if you plan to have it rented.

Speaking of rental, buying used jet ski is more ideal. There is no need to buy expensive new jet ski if you only plan to have it rented.

One last reason is that, whether it is used or brand new, the brand name is still the same. You can get used Sea-Doo, Kawasaki, Yamaha, and Honda jet skis.

To get used jet skis, you can visit websites and auctions sites. You can also check on newspaper listings and other classifieds.

And You Think Being a Ghost Rider Is Fun

When the motion picture Ghost Rider was released in the theaters, most people, especially those in their teens were mesmerized by the story and the movie's special effects. The overall packaging of the film was so enticing in fact that upon its release the motorcycle-selling business have reached maximum level of sales that even those with that consult special business analysts' predictions failed to foresee. These caused them to become unprepared for the rush of motorcycle buyers demand.

Unfortunately, in their desire to become a at least a little like the Ghost Rider, these buyers may have failed to stop and think of the dangerous effects and disadvantages that may result from the daredevil use of motorcycles. If you are one of them then hopefully, this article might enlighten you regarding important points in motorcycle driving.

Historically, motorcycles were invented using the bicycle for its model and enhancing it in such a way that it had become motor engine-operated. The significant advances in our technology brought about the development of the motorcycle.

Motorcycles are considered as one of the most dangerous type of transportation available. Not only because the motorcycle driver is exposed to elements when driving, but the control and balance of it while speeding depends much on the driver, too. Motorcycle drivers must be skillful enough to balance as he or she drives. He or she must also be attentive concerning the road conditions and the other vehicles that pass by him. Human skills are a major consideration concerning motorcycle driving.

We are all aware of the fact every one of us are prone to human errors. Unintentional mistakes and negligence are often the common fallibility of the people. There is always a possibility of encountering accidents in everything we do.

Driving a motorcycle entails skill and safety. We must be aware that aside from skill in handling the motorcycle, we must have the necessary safety gears for protection as much as we need them when riding other forms of transportation. When we are short of the necessary skills and safety gadgets in driving a motorcycle, then it is but reasonable to assume the danger that might befall us.

The actual act of riding a motorcycle may promote the idea of being in control, however, do not let this forget that you are vulnerable to accidents along the way. Riding a motorcycle in highways and streets alongside other vehicles, is a very compromising situation, already. If you are riding with someone, then more caution is needed because another life, aside from you might be jeopardize in case of mistakes along the way and negligence in maintaining the motorcycle.

Nevertheless, this is not to say that motorcycle riders and enthusiasts stop riding. The only important thing you need to keep in mind is that, motorcycles have been made in the first place to ease transport and not to increase ones ego. Hence, while riding, whether on a narrow street or a wide highway, you must always be alert and attentive of everything, especially the motorcycle's condition. You must never be caught daydreaming of riding like the Ghost Rider and stop concentrating on making your every motorcycle ride safe and sound.

A Guide to Buying a Property in the Dominican Republic

Overview

Over the course of the past twenty years, an ever growing number of men and women from around the world have been traveling to the Dominican Republic on holiday. As a result, there has been an increase in demand for different types of real estate that can be used by people who are traveling into the country for holiday purposes.

At the present time, when it comes to the real estate market in the Dominican Republic, the biggest area of growth involves real estate associated with the travel and tourism industry. This includes resort properties, apartments and other residences that are utilized by people who are traveling into the Dominican Republic for extended stays. Foreign nationals have been very active in this segment of the Dominican Republic real estate marketplace.

For generations, there have been no significant restrictions on foreign nationals owning real estate in the Dominican Republic. In point of fact, the countries has a long history of foreign nationals being involved in that nations real estate market.

Investment Real Estate

As referenced previously, when it comes to investment in the real estate market in the Dominican Republic, there has been a great deal of activity in that segment of the marketplace that is involved with real estate that effects or impacts travels and tourisms. In this regard, foreign nationals have been active in this market -- indeed, foreign nationals have been active in this segment of the real estate market in the Dominican Republic for years.

A great deal of investment is being made in the development of resort communities in the Dominican Republic. With tourism being the number one industry in the Dominican Republic, investment in the tourism trade through the real estate market is proving to be profitable for many people, including an ever growing number of foreign nationals.

Foreign nationals can be seen putting their money into hotel resort complexes, apartment projects that are being created to serve as second homes or vacation properties for people interested in spending an extended period of time in the Dominican Republic during the course of the year and into more upscale and expensive single family homes, including high cost villas and estates that are being used with regularity by well healed travelers into the Dominican Republic.

Most real estate analysts are predicting that this trend towards foreign investment in real estate associated with the tourism and travel industry will continue unabated well into the next decade.

Residential Real Estate - Single Family Dwellings

Many foreign nationals have taken to purchasing single family dwellings for three primary purposes. First, there are people who are snatching up these properties in the Dominican Republic to be used for holiday or vacation purposes, as a second home. With the surprisingly low cost of living in the Dominican Republic, many people are finding this lovely island nation and ideal place to travel for holidays and vacations. Overall, it is not particularly expensive (relatively speaking) to maintain a second home in the Dominican Republic.

The second reason why many foreign nationals are buying single family homes in the Dominican Republic is for investment. These foreign nationals are buying single family homes in the Dominican Republic that they are either remodeling and reselling for a nice profit or that they are leasing or renting to people who are visiting the Dominican Republic for extended holidays or for an extended business trip.

Finally, many people from different countries around the world are electing to retire in the Dominican Republic. In this regard, many of these foreign nationals are buying single family homes for their retirement in the Dominican Republic.

Residential Real Estate - Apartments

Apartments remain popular real estate choices for foreign nationals. Apartment sales in the Dominican Republic continue to increase in number as the 21st century moves onward.

Some people are buying apartments in the Dominican Republic for investment purposes. These foreign nationals are buying apartments that they then are renting to people who will be in the Dominican Republic for an extended period of time on holiday or on business.

Other foreign nationals are purchasing apartments in the Dominican Republic for their own use. Many people are finding the Dominican Republic to be an ideal site for holiday or vacation travel. As a consequence, these people are finding apartments in the Dominican Republic to be ideal housing choices for holiday or vacation stays and travel.

There are a wide range of different types of apartments in the major urban and commercial regions in the Dominican Republic. For example, there are some very high end properties that are expensive propositions. On the other hand, there are very reasonably priced properties that allow people of modest income levels to invest in an apartment in the Dominican Republic, to have a second or vacation or holiday home.

Vacation Real Estate

As referenced previously, many foreign nationals are buying different types of real estate in the Dominican Republic for vacation. Indeed, most real estate transactions involving foreign nationals in the Dominican Republic at this time generally are centered in the vacation trade.

Most real estate analysts believe that the trend towards purchasing vacation and holiday related properties in the Dominican Republic will continue unabated through the next two decades. Presently, these analysts believe that the present time is a sound point in time to invest in real estate in the Dominican Republic in that property values are rising. These experts believe that those foreign nationals and other real estate purchasers in the Dominican Republic will be able to realize nice returns on their real estate investments by buying property at this point in time.

South Americans have been a significant portion of the overall vacation property market. However, since the turn of the century, a growing number of people from North America -- including both Canada and the United States -- are finding the Dominican Republic to be a wonderful and ideal travel and vacation destination. Likewise, the Dominican Republic has seen an up tick in the number of people from the European Union who have invested in vacation or holiday properties of different types within the Dominican Republic. These trends are expected to continue well into the next decade according to analysts who have spent time considering the Dominican Republic real estate market and tourist trends.

Successfully Purchasing Real Estate in the Dominican Republic:

Specific Steps to Buying Real Property in the Dominican Republic

Purchasing real estate in the Dominican Republic is a relatively easy process. There are no particular prohibitions that block or otherwise prevent a foreign national from purchasing real estate in the Dominican Republic. Indeed, many foreign nationals invest in and own real estate in the Dominican Republic and have done so for many years.

The buying and selling of real estate in the Dominican Republic is subject to the Land Registry Law of the Dominican Republic. Pursuant to the law of the Dominican Republic, the first step in purchasing real estate in the Dominican Republic is the execution of a contract for sale between the buyer and seller.

In the Dominican Republic, it is a must that the contract for sale be signed in front of a notary public. In the Dominican Republic a notary public must have a law degree. The contract for sale sets forth the general terms and conditions of the sale -- a description of the real estate being sold, the agreed upon sales price and other matters relating to the transaction. The buyer normally posts a deposit for the property that can be upwards to 10% of the total purchase price of the real estate in question.

Once the contract for sale is signed and notarized, the document is then taken to the Internal Revenue Office. At this juncture, a determination is made as to what taxes will be due and owing because of the sale. The appropriate taxes need to be paid in advance of the final conveyance of the property from the seller to the buyer.

After the financing completely is arranged and all of the conditions set forth in the contract for sale have been realized, the contract for sale and a certificate of title (designating the buyer as the owner of the real estate) is then filed with the Title Registrars Office.

In some areas in the Dominican Republic there can be a delay of upwards to a month before the Title Registrars Office is able to issue a new title to the real estate. In other areas in the country, the office can issue the title as quickly as one day.

In the Dominican Republic the buyer bears a fairly heavy due diligence burden when it comes to the purchase of real estate. In other words, if the buyer does not undertake a course of due diligence to make certain that there are no encumbrances on the real estate, the buyer very well may be stuck with a lost deposit and being unable to take full title to the real estate in question.

House Prices Slowing Down

As thousands of Britons put their homes up for sale the price growth in the property market has started to slow down. The huge number of homes that came onto the market saw the house prices in June raise only by 0.8 percent.

Many estate agents believe that the rise in homes that are being put for sale is due to the fact that many homeowners are trying to beat the home information pack deadline. However, the rush to beat the home information pack deadline appears to have attracted some poorly motivated sellers to the market.

Many of the homeowners who are avoiding the fee of the packets are only placing their home on the market sooner to avoid having to pay the fee and are not being realistic on the price of their home.

The home information packs were due to become compulsory for all home being put on the market on June 1st, however the government changed the date and decided that the home information packs would not be needed until August 1st and would only apply to properties with four or more bedrooms.

"There was a definite surge in home improvement loan applications early this year," says Abbi Rouse of loan brokers, Essentially Home Loans.

"This accords with the belief that house sellers were rushing to improve their home and borrow money to pay for the packs. Now that many homes are outside the HIP bracket, these actions may seem premature, but improving your home is always a good way of building wealth whilst house prices are on the increase."

Whatever the reason may be behind the motivation of a seller, there are currently more homes on the market, which means more choice for buyers, which will place more pressure on the house prices. The more property that becomes available is good news for buyers, as sellers who want to sell urgently will likely have dropped their asking price. However, those who intend to sell their home to avoid having to pay a few hundred on the home information packs end up losing out on thousands as they are forced to drop the price of their home for a quick sale.
